this program
The new FHA purchase program is
very significant to realtors because of our aging population and the current
recession. Over the
next 40 years our senior population, as a percentage of the entire population,
will increase by 147%!
This means a much larger percentage of
your buyers will be seniors and they will be looking to downsize,
possibly move to meet changing physical needs or be closer to family.
Conventional home financing has
become very difficult,
seniors on fixed or reduced incomes are even
less likely to qualify to purchase the home they need. Seniors can be forced to put off
purchase transactions or simply sell and rent.
This
means you may lose transactions that could have been won with this new FHA
finance program.
Is it difficult to qualify
for this program?
It is very simple!
All buyers must be 62, or older, and be able to make the required initial
investment - that’s it! Unlike
other mortgage programs, there are NO
FICO and NO INCOME requirements, period.
